When selling a property, it is best that you have your own representation to protect your interests. This should start with drafting of a purchase and sales agreement, or at least an attorney review of the agreement before signing. Upon signing of the purchase and sale agreement, the buyer is going to have a title search conducted on the property. If there are any title issues, these will be your obligation to address. We can clear title issues on your behalf. Along with title work, we will prepare customary Seller documents, such as a deed and any other required conveyance documents. We also collect, review, and finalize transactional information needed for closing, such as obtain mortgage payoffs, final tax information and municipal bills. We also can act as your power of attorney at closing if you are not able to attend closing due to a busy schedule. We will coordinate all closing details with buyer’s side to effectuate the closing.

If the seller of a property is a Trust, an Estate, or Business, there is additional documentation and closing requirements in order to convey the property. We are experienced and able to handle those additional requirements in the most efficient and timely manner to ensure a smooth sale.

If you are selling a property the same day as buying a property, we can handle both closings seamlessly and efficiently. We keep all the closing details for both transactions in order and will put your mind at ease for back-to-back closings.
